gosh byron, you have the place looking so nice. too bad its not in jigger. bubba has ask his girl to marry him so now they will be looking for a place of their own. i so wish it was down here. i think it would be terrific for them.

oou, very nice. bubbas future father-in-law has a couple cameros he has done up and won first place in car shows. he never drives them and won't let anyone else either. just garage look at's. one of them is suppose to be melissa's. bubba lusts aft them but for the good it will do because him in-laws are in the process of disowning her for considering the likes of bubba. they have all kinds of false reasons for feeling this way but i am of the opinion it is that bubba has no money.

yes, the church, his job and hers in her parents photograpy shop not to mention her house keeping and baby sitting jobs.

i so wish they knew this!! our poor little melissa spent the night at someone else's house last night because her daddy ran her off. both kids are so upset. i had to medicate my son last night so he could rest and not be thrown into an anxiety attack (which he suffers from at times) from all the negative pressure. on the surface he is a big and strong boy but inside he is sensative and tenderhearted.

yes he is working too, he is not supposed to be but he says he cannot afford not to be. he suffer very much with his leg and of course he still wears his brace. he is now finally officially referred and in line for reconstructive surgery.

when we came home from our honeymoon in a borrowed car, i had $1. we bought and shared a bag of planters and a coke. now i have too many houses. (and buckets of anxieties)

yes and it took them many yrs of hard work to get where they are. how easily some folks forget their roots.

never a truer statement offered. i know my boys always had the biggest hearts around, even when we were at our most poverty-stricken. daddy and mama also.

I like the tile! It's even 8 squares across, so you can play chess on it too! Although someone put the wrong color in the lower right hand corner, so you have to skip that row.

Someone should make good sized chessmen and put them in the hallway.

heh. that's what i told him! we had this tile at almeda in the kitchen when we first moved there but daddy later replaced it. i still love this black/white pattern.

the new resident loves the cabinet on the porch. she has adopted it for putting things on while she opens the door. darrell built it and abandoned it and i borrowed the porch convenience grocery table idea.

yech! rental property! i used to rent the red house out. what a flipping headache. even lael has sold his rentals for now. soon as the tenants call you to fix a plumbing problem, you'd be ready to sell also. hee

I had originally bought the property as an investment for possible rental (what I told the bank) and if it didn't sell quickly enough, I would have had to rent it out, with all the headaches.
I probably could have dealt with a plugged drain or a frozen water line or a leaky roof every now & then for $275 a month, while the note on it is 365 mo. but this is better. no headaches.

not exactly. the car darrell sold for the same price he paid for it and the property for $500 above what I paid for it. that's actually a loss considering the interest on the loan and the improvements to the place. but we also got 27 months of nearly free rent. a good exchange rate for me as I'm in a hurry to unload with the new house note. many interested buyers but none with the 20% down the bank requires until this one with full cash out.

you can afford to take a little whop on yr asking price if you are getting all yr money up front, esp when you consider you did, as you note, have over two years of "rent" free. that's a deal at any price. not only that, you had yr son and firstborn granddaughter with fmy close by all those months. as the amex commercials so aptly put it: "priceless" ... again, congrats on unloading the headache so quickly. that too is worth a bunch.

i'm trying hard to celebrate with u but i'm still having a time dealing with the idea of losing out on such a good deal. but thats how i am u know. it takes me forever just to get over it when i spot some perfectly good garbage on side the road and cant haul it home. jack always says,"dear God dont let my wife see that!
i am just sick to death abt the junk yard i spotted next to the church in missouri. had to go early to church with jack and drop him off just so i could walk arnd in it and dream of all i coulda had from there. talkin bout fort knox!!
bunches of wrought iron porch and step railings, an old stand up round wood heater w/stainless steal vent doors, lg. square concrete steppin stones, an antique hangin 'milk glass' lamp, an old claw foot bath tub, a book case w/decorative curves all just sitting out in the weather along with a ton more stuff! no one home so i couldnt even get inside the three wall to wall buildings full of junk. i probably coulda found my great, great, great grandparents timber saw or sifting bin in there somewhere if i coulda got in.
*sigh* wouldnt daddy be proud of my way of thinkin now. "finally learned to think for yourself aye little girl?" he'd say.
thats ok abt the sifting bin. i settled for a sm. old sheet metal bread box with a sliding door i found at the Good-Will instead and an old metal strainer with six stars, one in the middle (which means its the collector kind.) :)

Now all we gotta do is sell the new yorker (nope, tires won't swap out with van - one is 15 and one is 14), then I can get the several things repaired on the van (ac compressor, tune up, lock for back door) and we'll be sitting pretty! Mama and I will stop by for a few minutes at sometime tomorrow, like we did last saturday, on our way thru. Will pick up mail then. Dreading the one fm state fraud office! yech!

btw, mamabird has had nearly a week of such good days. been a pleasure. hopefully tomorrow will be good also!

guess by now you've figured out it's not saturday. anyway, i work tomorrow (the real saturday) going in early and hopefully getting home before dark. shutting down the gas main and making repairs. probably a looong day. sigh

hee. i didn't figure it out until we were half way to clayton and i bought a newspaper. it sd FRIDAY. we stopped anyway, on the offchance one or two kids might be home. woh! curtis is a bad dude in that jacked up pickup! he's so grown up. anyway, we needed a pit stip for mamabied to cool off and work some agitation off by beating me upside the head a time or two. *grin*

I didn't know you were a real estate investor...cool! I've been doing that too off and on for a few years now. Had one place in Laporte that was a small 1 BR house with nice deck about a block away from Galveston Bay...rented it for 3 yrs to a couple with little boy and 2 big dogs (which they said would stay outside...yeah right). By the end of the 3 yrs, I had to replace flooring, windows, window sills, and clear out the stuff they left as they took off out of the county. That's ok though, I sued them and won a judgement (which may never get paid). Another I had was a nice old 1930's wood 2 BR with a big garage with an apartment attached. There was a woman in the apt. when I bought it paying rent, and she stayed. I rented the house for about 3 years to a couple different families, and ended up selling it to the last family. Both those places made me a lot of money every month and again when I sold out. I'm looking up here in Spring where we live now, but it's hard to find decent priced neighborhoods up here. I almost bought one last month, but the title search came back saying the seller cannot sell b/c he has a judgement against him for more than the house is worth...bummer. Still looking though. I love those house flipping shows on tv now, but that's bringing a lot of competition into the biz. Good luck on your next one. I'll keep you posted on my journey.
