i told lotus u should look up what real estate is going for in that area so u will know what price range u should offer them once u get approved. of course there will be things to consider like if the property is better than most surrounding it or if there is much real estate being sold at all in the area which would make someone what to sell if they thought it hard to find a serious buyer. most people know to price a bit higher then expected to get anyhow.
faith the grain of a mustard seed will move mountains.
our prays along with it will go a bit farther. we are rooting for u kay.

sorry dear, i thought u was asking for it. a little advice to ease ur worries.
buy this week, homestead next week so no taxes, bankruptcy the week aft before the dead line is up on the new bankruptcy law; you got it made!

i don't think a fresh homestead is eligible for BK ... hmmm. maybe that's the new law. new law sucks. but tx has a bill up bef tx congress to try to repaid some damage by making it illegal for CAs or medical facilities to report any delinquebnt bills from medical (related to life threatening illness/procedures ) on yr reports. they believe people shouldn't be penalized for having medical problems beyond their control that sends their debt spiraling outside of their reach. i think insurance and corporate friendly lobbies will be fighting tooth and toenail all the way.

go bankrupt before the new law, homestead aft. anyhow i dont think they can take ur only home regardless, maybe.
its already been signed in so u only have about six months before it goes into effect. makes me want to go bankrupt just in case we wind up in a bigger mess then we are now and cant get out.

certain "poverty level" families will still qualify for the "old" BKs. gotta chk the law carefully.

well, actually if i toss in a thousand bucks extra once a year, i can do it in about 15 1/2. thats doable if i make it a point and dont break a leg or something.

are you saying tossing in an extra 1000 on the mortgage will reduce the years like that? woh! i'd do it! there goes christmas, bdays, etc! but i'd still do it if i could find a way at all!

curtis is having handrail faith, he's modifying a set of handrails for the new house, a requirement of the lender to meet code, and something i agreed to doing for the owner. (myself?)

hey! i have an extra one of these handrails over here too leaning against the back of the house ... been using it for a ladder when i had to crawl in the bathroom window. *grin* anyway, if you need it, come get it.

cool! good job curt. i like that but what did they think, that u and kay were senior citizens and needed it? every home is not required to have a railing.

Its standard building code, if there are three steps or more, it has to have a railing. Any homeowners insurance will make you do it.
Point in case, the carport is just as high, but only two steps and doesn't require one. Later, I am going to put one there anyway because it's so steep and I might break an ankle if I miss the step.

Nope, been busy installing a handrail. I've just done the first lesson and quiz.
By the way, you need to recruit more help if you plan to get moved out by the 22.
I work the weekend of the 22, that gives me 1 weekend and I have some yard mowing too. What about your appliances?

i've been asking lydia but so far jackie is still out of town (and bubba is still cripple - lee took him to shreveport yesterday and he's scheduled for knee surgery as soon as...). we can move it all this weekend or even a weekday as long as i call in. the fridge is going with me. only the w/d to store. been moving boxes in the car but definitely got to have you guys for the big stuff.

I can relate to this timely story sent to me by LaShaye:

Subject: New Orleans Lawyer

A New Orleans lawyer sought an FHA loan for a client. He was told the loan would be granted if he could prove satisfactory title to a parcel of property being offered as collateral. The title to the property dated back to 1803, which took the Lawyer three months to track down. After sending the information to the FHA, he received the following reply (Actual letter): "Upon review of your letter adjoining your client's loan application, we note that the request is supported by an Abstract of Title. While we compliment the able manner in which you have prepared and presented the application, we must point out that you have only cleared title to the proposed collateral property back to 1803.. Before final approval can be accorded, it will be necessary to clear the title back to its origin." Annoyed, the lawyer responded as follows (actual letter): "Your letter regarding title in Case No. 189156 has been received. I note that you wish to have title extended further than the 194 years covered by the present application. I was unaware that any educated person in this country, particularly those working in the property area, would not know that Louisiana was purchased, by the U.S., from France in 1803, the year of origin identified in our application. For the edification of uninformed FHA bureaucrats, the title to the land prior to U.S. ownership was obtained from France, which had acquired it by Right of Conquest from Spain. The land came into the possession of Spain by Right of Discovery made in the year 1492 by a sea captain named Christopher Columbus, who had been granted the privilege of seeking a new route to India by the Spanish monarch, Isabella. The good queen, Isabella, being a pious woman and almost as careful about titles as the FHA, took the precaution of securing the blessing of the Pope before she sold her jewels to finance Columbus' expedition. Now the Pope, as I'm sure you may know, is the emissary of Jesus Christ, the Son of God, and God,it is commonly accepted, created this world. Therefore, I believe it is safe to presume that God also made that part of the world called Louisiana. God, therefore, would be the owner of origin and His origins date back, to before the beginning of time, the world as we know it AND the FHA. I hope you find God's original claim to be satisfactory. P.S. thanks for all the help. lee, mama and i stayed at ridgecrest and are up back at the sleaning and sorting. hoping we get a monstrous lot done today. hope it didn't rain on anything but plants at harrisonburg! we had a downpour here! have not found the stove handle tho ... maybe mama saw it and stashed it somewhere. will keep looking. i did go thru the trash at the end of the driveway and it is not there. let us know if you locate it over there.

It is getting old. The bank lady says they can still come back with more requests for information or ridiculous requirements. Maybe it's their equivalent of habitat for humanities "Sweat Equity".
I told her it would have been easier to beg, borrow, or steal the down payment, points, and closing costs. If it were not for the PMI, or, property mortgage insurance, that I would have to buy and drive up the monthly escrow payments even more, this would be true. Remember Grandpa and his perplextion with escrow? Well, that would be me. I better pay this down early, cause I surely wont remember why this is costing me 2 1/2 times the price of the house.

The truck was nothing, I am very lazy. I thank you for helping and packing all that stuff. Thanks for the yard and house sales, thanks for the moving, it couldn't have been done without your help, I knew I wouldn't be able to put in the amount of time that it would take.
You are an exceptional sister and if we seem to take you for granted, it's not because we expect you to do it, or treat your help lightly, it's because you have always been there when no one else is willing to help. We love you.

I would only recommend it to my enemies.
News from today.
They want more current & past address verification. (credit bureau screw-ups)
They want copies of drivers licenses.
They want more interior pictures of the house.
They want more exterior pictures of the house, ( a moving trailer parked in the driveway is obstructing their view).
They want an explanation from appraiser of why comparable house # 1 and comp house #2 appears to be the same house.
They have not made a determination on the thermal waiver.

Since the house is not total electric, in addition to the electric bills, they now want gas bills for the past 12 months also.
I will not make fun of william's miserly ways anymore, shutting off the pilot light on the central heat at the first sign of spring, setting the thermostat for 62 winter & 78 summer, stuffing insulation in the 2 inch opening of the house skirting in the fall and removing it in the spring, setting the hot water heater to lukewarm, etc., thanks william, and keeping my fingers crossed.

they been doing this for a century now. they already know what to ask for so why dont they just hand you a long print out from the start of what they're gonna want so you can just get on with it already. so frustrating! you should go ahead and give em a count on how many times y'all wipe your butt so they can estimate how many flushes per year there might be on the septic system!
oops.., i'm helpin u be aggravated.

learned today i have to install attic insulation to an r-value of at least r-25. i already know that the requirements are r-30 so i'll probably do that so they can't come back and say, "oops, we meant 30".
the only guy in the natchez area that does blown insulation is going on vacation in the morning, be back on the 12th. ha,ha,ha.
it's just too, too.
an unknown lady left a message on the answering machine today though, she just said "praise the lord, praise the lord". guess i'll hang in here a while longer before giving up.

it's ironic that you have me a door. when i first spoke to pam about her house, i told her it was a little dated (plain), she said that if they had installed granite counter tops and such they wouldn't be able to get one more penny out of it when they sold and i told her that we weren't like that, if we wanted a new door, we just went out and bought it. when she drives by her old house, first thing she's gonna notice is the 'new' door.

yeah and shes gonna be sick with wow!!! cause its really nice. i got it off my friends who decided to build a new house. salvaged a few things from the house before they had the old one dozed. they hadnt had the door up too long. i got it to replace this one on the trailor but of course the standard trailor size is diff from a house door. decided to cut the wall out to fit but then found out the over hang on the roof would not allow it. too bad for me but better for you cause it will be your own home.

Same hardware, painted some black to match. We didn't have a front door key anyway so can wait till whenever to change the keyed lock.

There is a magazine that has a section in it that answers questions about old things such as this travel case. It may be that one of the magazines we left behind for you guys to look at contains the section. The inquirers send in a good picture of the item and the experts identify the item and assess a value to it.
